4 Hardman Square

4 Hardman Square is a new headquarters style office building, designed for use by the most discerning of occupiers and now home to Grant Thornton and HSBC.

Rectangular in plan form and arranged over a double-height ground floor with 5 upper office floors, 4 Hardman Square provides clear open floor plates averaging 985 sq m (10,600 sq ft) net and totalling 4,925 sq m (53,000 sq ft) net. The building occupies a very prominent frontage to Hardman Square and offers very good future liquidity.

The floors have the following key characteristics: the lift, stair and services cores are located so as to maximise perimeter open space; the cores, fire fighting shafts and escape stairs allow for sub-dividing the floors into separate tenancies.

Hardman Square is the focal point of the Spinningfields masterplan and the location for four major office buildings. Its 3,500 sq m (37,675 sq ft) public plaza marks the confluence of primary pedestrian routes and views and will become a natural destination point.

At its centre is an open heart to the square with green landscape and water; a more tranquil counterpoint to its highly animated edges consisting of retail frontages and prestigious office entrances; thereby making Hardman Square a year round destination.
